We do not charge by the room or area like some cleaners do. Instead, we charge by the square foot (for carpet and tile) and per linear foot on upholstery. We believe that pricing this way is the most fair, because you will only be charged for the amount of square footage we actually clean, not for the square footage of an entire area.
We are happy to provide an estimate by phone or email. We can also do an on-site estimate that will be completed immediately before your cleaning. If the cost is higher than anticipated, you are under no obligation to proceed with the cleaning, and there will not be a charge for the trip.
We guarantee that there will never be any surprise charges or attempts to add on services you do not want or need. You will always be given the exact price before any work begins and that’s the price you can expect to pay. We don’t charge extra for what should be a standard part of the cleaning, like pre-spray, spot treatments, or waste water removal.
Our Cleaning Process

AJ Steam Cleaning uses the method of hot water extraction to clean carpets and upholstery. Most carpet manufacturers recommend professional hot water extraction as the most effective carpet cleaning method. AJ Steam Cleaning utilizes a top-of-the-line truck-mounted system and quality equipment to ensure the effectiveness of this cleaning method.

Pre-Inspection
We will walk with you through your home and identify any areas that need extra attention. We will also determine if there’s any items that need to be moved. -
Enzyme Treatment (optional)
If you have odors caused by pet urine, we may recommend applying an enzyme to the spots which will help break down the bacteria causing the odors. We will identify these spots during a walkthrough with a blacklight to make sure all spots are treated. In some cases, urine spots may require a deeper treatment to target the padding underneath the carpet. In those instances, we may need to use a water claw, which is a tool designed to extract moisture from the carpet and pad. -
Move Furniture
We will carefully move any items that will be cleaned underneath and place protective foam blocks under the furniture to prevent carpet staining from furniture as the carpet dries. Please note that it may not be possible for us to move very large or very heavy items. If we can clean underneath non-movable items, we will be as thorough as possible. -
Pre-Spray
After the pre-inspection we will apply a cleaning agent to the surface of the carpet and upholstery which will loosen soil and other particulates that are trapped within the fibers. After a short dwell time, loosened soil is ready to be rinsed away and extracted. -
Hot Water Extraction
After the pre-spray has had sufficient dwell time, we will clean your carpet and upholstery using the hot water extraction method, also referred to as “steam cleaning”. We use a high powered truck-mounted cleaning system which will heat the water to around 200º for a more thorough removal of dirt and soil. The high powered suction removes much of the moisture from the carpet and upholstery, which will help reduce drying times. -
Spot-Specific Treatment
After the hot water extraction process, there are sometimes stubborn spots that remain. In those instances, we will apply a spot-specific cleaning agent to treat these. -
Apply Carpet Protectant (optional)
In some cases, it may be a good idea to apply protectant to your carpet and upholstery. The best time to apply this is right after your carpets and upholstery have been cleaned. With the protectant restored, you will have better soil and stain resistance and more effective dry soil removal when vacuuming. -
Post-Inspection
The final step involves a walk-through to make sure everything has been thoroughly cleaned. We will discuss any possible issues or concerns with you and answer any questions you might have once the job has been completed.
